What are Cospaces, and who are they for?
Cospaces are a new kind of home. You can find a cosy space to live for yourself or a professional office for your home office or team. In addition to your own private space, there are several shared spaces like a living room, terrace, dining room etc. for you to connect, meet new people and get together.
Our spaces are for anyone looking for an innovative, flexible, sustainable, serviced, and of course, comfy space to live, work, or both. We’re not exclusive because we think you’re the best judge to decide whether POHA House is the right spot for you.
What is included in my space?
Furniture: All rooms and offices come fully furnished and equipped with everything you need. We don’t provide any blankets, sheets or towels. Still, you can easily get eco-friendly options from the POHA Shop before you move in.
Utilities, Electricity, WiFi: All taken care of in your monthly rent.
Community spaces: Your home/ office extends beyond your private space. Access all community spaces 24/7 (For POHA Office residents: 9:00 a.m. – 7:00 p.m. on weekdays).
Events, Clubs and other perks: We run regular events in and outside POHA House. See our perks list here.
POHA App: Use the mobile app to book an extra service. Learn about events. Connect with your housemates and keep your contract details in check.
Can I rent my room with my partner?
YES! Our POHA Studio and Big Studio can both be rented by singles or couples.
Do I need to both live and work in POHA House?
No! You pick what you want to do and when. All is possible; nothing is required.
Are you LGBTIQ+ inclusive?
Hell yes. We want everyone to thrive at POHA House. The community we are creating should enable everyone to live the truest version of themselves. We are committed to inclusivity; feel free to hold us accountable to that. If you ever notice any non-inclusive behaviour, language or actions in our POHA Houses or from any of our staff, never hesitate to let us know.
How do I book a space?
POHA House – 6 months and more: Select the room of your dreams here. When you have made your choice, go ahead and reserve the space, and once you pay the reservation fee equal to 25% of your first rent, the space is all yours
POHA Stay – less than 6 months: Visit our Stay page, choose a stay and book directly.
POHA Office: Fill out an inquiry form on our Work page, and we’ll be in touch shortly. Let us know if you’re looking for yourself or your team.
I booked a room, what happens next?
Once we have your reservation, we’ll approve your application, basically making sure that POHA House is exactly where you want to be. The rest of the process stays equally smooth; we’ll be in touch to get your required documents, and lastly, send over the tenancy contract for digital signing. Of course, you’ll get your reservation fee back if your application is declined.
How does move-in work?
A couple of days before move-in, you’ll get an email to download the POHA App. With it, you can access your new home/ office for the first time. You can move in any time after 3:00 p.m. (9:00 a.m. for POHA Office). Next up, you’ll have 24 hours to submit your handover form. We also like to stop by and say hi, make sure you’ve settled in well and feel at home.
How does move-out work?
Before move-out, we’ll send you everything you’ll need to know and do a handover meeting with you in person to check the condition of your space. Please move out before 11:00 a.m. When you’re ready to leave, leave your keys on the desk and close the door shut behind you.
Can I change my space after settling in?
Yes, because this is kind of a big deal to us. If you ever feel like your needs or budget have changed, let us know, and we can talk about what space works best for you. Space upgrades are possible any time during your lease and free of charge, as long as the space of your dreams is available. Space downgrades may occur after the minimum lease term is up and are also free!
What documents will I need to submit?
We try to keep this part simple. If you’d like to live with us, we’ll ask for a copy of your passport and a copy of your current employment contract or your previous 3 payslips. If you’re a student, a confirmation of your matriculation (enrollment) will be enough. If any of these are challenging for you to provide, get in touch with us, and we can explore alternatives.
What is the reservation fee?
You’ll need to pay the reservation fee once you’ve selected your favourite room. It ensures that you reserve the space for yourself, and you can’t lose it. The amount is equivalent to 25% of 1 month’s rent and will be deducted from your first rent payment.
How high is the deposit?
We know you might not have piles of extra cash lying around just to give up for a deposit. So our deposit is equivalent to 2 month’s rent in POHA House Münster, and 1 month’s rent in all other locations.
What is the notice period?
The notice period is 1 month for all spaces. If your time at POHA House is coming to an end, let us know and terminate your contract at the end of the month after the minimum term is up.
Who can I go to for support?
If you have a question, concern or need help fixing something in your space, reach out to us via the Gaia Hub in the POHA App. We’re also on-site regularly and love when you approach us to chat, no matter what it’s about.
What events do you organise?
We organise regular events within our community spaces and outside POHA House. Imagine a good mix of wellness or workout events, after-work drinks, creative master classes and your spontaneous outdoor BBQ session. If you have an idea for an event, please approach us, and we’ll be happy to co-host it with you.
Who will I be sharing my flat with?
If you choose a Flatshare or Flatshare Ensuite, you’ll be sharing your living room and kitchen with 1-5 other people. If you’re opting for a Flatshare, you’ll additionally share a bathroom with (only) 1 of your flatmates.
You can expect your flatmates to be people just like you, at a similar age and stage of life. If you’d like to meet some flatmates in advance, let us know, and we’ll do our best to connect you. We also offer Flatshares for female and non-binary gender only, so have a lookout for those spaces if that is something you’re interested in.
If you’d rather live by yourself or with a significant other, our POHA Studio or Big Studio option should be ideal candidates for you.
Can I have guests over?
POHA House: It’s your home. Your friends should be a part of that. Welcome them in, but be sure to let them know about the house policies in advance. Sleepovers are ok but should stay reasonable. For more information, don’t hesitate to ask.
POHA Office: Your guests are welcome during working hours (Monday – Friday 9:00 – 7:00 p.m.). Just make sure they treat the space and people just like you would.
What extra services can I book?
Housekeeping: Book a cleaning service for your private space whenever you want.
Laundry: Book a washing machine or dryer in our Laundry room. You can also reserve them in advance.
POHA Office: If you’re not working in our Office day-to-day, book a one-time session at a day rate whenever you want to get some work done or schedule a business meeting.
Space Booking: Are you organising a private dinner event, want to book a parking spot or a meeting room? Reserve the space in advance for you and your guests.
All services can be booked directly from the POHA mobile app.
What if I have a disability or special requirement?
We have accessible spaces in all our houses. Please approach us about your requirements, and we’ll do our best to cater to your needs. We care about creating an inclusive environment for everyone.
What are you doing about Covid-19?
The health and wellbeing of our community is our primary concern. As our houses haven’t opened yet and Covid-19 is ongoing, it is hard to predict which measures will apply at the time of our opening. We are committed to following the advice and restrictions imposed by our government and health authorities and have already taken measures to implement them the moment we open. Have a look at our planned Covid-19 efforts under current conditions:
Requirement to wear an FFP2 mask when walking through the house.
Hand sanitizers will be available throughout the building.
Housekeeping protocols and frequency will be updated and monitored carefully, especially for high-touch surfaces.
Proof of a test or vaccination will be required at all of our events
As we approach our opening dates, we will inform you of all the measures to be implemented and what to expect at POHA House.
Can I bring my bike?
We’re a big fan of bikes and would love for you to bring yours along. If you don’t have one, we also partner with bike-sharing companies, which you can take advantage of.
Every house offers a different bike storage option. Reach out to our team to find out where you can place your bike in your specific POHA House.
Is there parking on-site?
As we are always located in city centres, we typically don’t offer any parking spots. Reach out to our team to hear about any exceptions.
Can I bring my pet?
Although the houses haven’t been designed for non-humans, we are happy to talk about it – just send us a message and tell us more about your pet!
