What are Cospaces and who are they for?

Cospaces are a new kind of home. You can find a cosy space to live for yourself or a professional office for your home office or team. In addition to your own private space, there are several shared spaces like a living room, terrace, dining room etc. for you to connect, meet new people and get together.
Our spaces are for anyone looking for an innovative, flexible, sustainable, serviced, and of course, comfy space to live, work, or both. We’re not exclusive because we think you’re the best judge to decide whether POHA House is the right spot for you.
Why is POHA House different than traditional housing?

POHA House sets itself apart from traditional housing by offering a blend of coliving, coworking, and short-stay apartments, providing ease and different options to individuals seeking flexible living and working arrangements. When you decide for POHA House, you get a fully furnished living space, one all-inclusive bill, community areas to chill or connect, and weekly events such as cooking workshops, BBQ sessions, yoga, arts & crafts and much more.

What are the unit types offered in POHA House Münster?

In POHA House Münster we offer only fully furnished studios from 22 – 45 m2.
How big are the living units?
+
The sizes of our living spaces vary based on the type of unit or location:
Flatshare: The size of a single private bedroom in a shared flat ranges from 12 to 21 square meters, plus shared common kitchen and living room.
Flatshare Ensuite: The size of a single private bedroom with its own bathroom in a shared flat ranges from 16 to 23 square meters, plus shared common kitchen and living room.
Studios: The private studios typically range from 22 to 53 square meters. The size varies depending on whether it’s a POHA Studio or a Big Studio.
Flats: The private flats generally range from 53 to 98 square meters. The size depends on whether it is a POHA Flat or a Big Flat.
Who am I sharing my flat with in POHA House Aachen Preuswald?

If you choose a Flatshare, you will be sharing your flat with 1-2 other people. You can expect your flatmates to be people just like you, at a similar age and stage of life. If you’d like to meet some flatmates in advance, let us know, and we’ll do our best to connect you. We also offer Flatshares for female and non-binary gender only, so have a lookout for those spaces if that is something you’re interested in.
What are the unit types offered in POHA House Aachen Preuswald?

In POHA House Aachen Preuswald we offer:
– private rooms in a shared flat with fully equipped kitchen and living room
– fully furnished studios
– 1-2 bedroom apartments with kitchen and living room. Some of them come with an extra study/storage room.
All units are fully furnished and designed to give you maximum comfort and privacy. This is the only POHA House so far that has all types of units and can accomodate families.

From students to remote workers and creative professionals, everyone finds a place to belong and connect. In POHA House Theaterplatz we have community areas such as the terrace with a view of the Aachener Dom where you can chill in the sun, the study where you can work or read, the meditation room to boost your wellbeing, the dining room where you can cook together or do a dinner party, and the big area with a table and lot of seating options where you can do home office or make yourself tea or coffee at the bar. In these spaces we often organize events that can vary from yoga to workshops and cooking together.

In POHA House Preuswald we have a huge community space that includes a lounge to chill with friends, bar area, coworking (accessible by all residents) where you can study or do home office, phonebooths for focused work, dining room to host the best dinner parties, library room for all book-worms out there, and a terrace to do your morning yoga.
Who am I sharing my flat with in POHA House Aachen Theaterplatz?

If you choose a Flatshare or Flatshare Ensuite, you’ll be sharing your living room and kitchen with 1-5 other people. If you’re opting for a Flatshare, you’ll additionally share a bathroom with (only) 1 of your flatmates.
You can expect your flatmates to be people just like you, at a similar age and stage of life. If you’d like to meet some flatmates in advance, let us know, and we’ll do our best to connect you. We also offer Flatshares for female and non-binary gender only, so have a lookout for those spaces if that is something you’re interested in.
If you’d rather live by yourself or with a significant other, our POHA Studio or Big Studio option should be ideal candidates for you.

In Münster we have community areas such as the big terrace with a glasshouse where you can host a BBQ dinner in summer or chill in the sun, the sofa room with a TV to watch movies with your friends or fellow residents, the dining room where you can cook together or do a dinner party, and the big area with a table and lot of seating options where you can do home office or make yourself tea or coffee at the bar. In these spaces we often organize events that can vary from yoga to workshops and live music perfomances.
Are all utilities covered by the rent?

Yes, the rent covers all utilities like electricity, heating, water, and high-speed WiFi.
What else is included in my rent?
+
Furniture: All rooms, studios, and flats come fully furnished and equipped with everything you need to live comfortably. That includes a bed, a desk, a closet, an equipped kitchenette, a table with chairs and some additional furnishing depending on the type of unit you choose. We don’t provide any blankets, sheets or towels. Still, you can easily get bed, bath and kitchen packages from the POHA Shop before you move in, which will be awaiting for you in your space when you arrive.
Utilities, Electricity, WiFi: All taken care of in your monthly rent.
Community spaces and community managers on site: Your home extends beyond your private space.
Events and other perks: We run regular events from yoga sessions to art workshops. See our full perks list here.

What events do you organise?

We organise regular events within our community spaces and outside POHA House. Imagine a good mix of wellness or workout events, after-work drinks, creative master classes and your spontaneous outdoor BBQ session. If you have an idea for an event, please approach us, and we’ll be happy to co-host it with you.
Can I use the community spaces and join events in other POHA House buildings?

Absolutely! One of the perks of being a POHA House resident is the opportunity to use the community spaces and join the events in each POHA House, no matter where it is located.
Who are the community managers?
+
We usually have three community managers per city. They are there to make sure that everything runs smoothly in the house, to organize events and help residents and guests with their questions.
What is the house policy?
+
We prioritize creating a harmonious living environment through our house policies. Making sure we respect our neighbors the best we can, remember these rules:
– Limit noise on all days during these times—10pm to 7am, midday between 1pm to 3pm, and Sundays and public holidays.
– Indoor POHA Spaces are a shoe-free zone.
– All of POHA House, including the balconies/teracces, is a smoke-free zone.
– Even though pets are allowed to live in the apartments, all the community spaces are pet-free zones.
– You can invite up to 5 guests without checking in, but please let us know via Ask Gaia if you plan to invite more than that. Keep noise to a minimum, maintain cleanliness, and be courteous.
– Please take your glass to the waste disposal room in the cellar.
– Additionally, to maintain the overall well-being of the community, residents are expected to stick to conflict resolution procedures, and repeated disturbances may result in warning notices.

Where do I find the list of events you organise?

We update the list monthly and you can find it either in the community spaces printed out or in the POHA app.
What is the POHA app?
+
In your POHA App you can easily track all your payments, open a support ticket via ‘Ask Gaia’ or check all the discounts you get from the brands we are partnering with. Additionally, you have the option to engage with your fellow residents by posting in various forums and seeking advice or information.
Are you LGBTIQ+ inclusive?
+
Hell yes. We want everyone to thrive at POHA House. The community we are creating should enable everyone to live the truest version of themselves. We are committed to inclusivity; feel free to hold us accountable to that. If you ever notice any non-inclusive behaviour, language or actions in our POHA Houses never hesitate to let us know.
Do you have a special offer for LGBTIQ+ ?

We offer Flatshares for non-binary gender only, so have a lookout for those spaces if that is something you’re interested in.
Is POHA child-friendly?
+
In some POHA House locations we offer flats which can accommodate families with children. These family-friendly units provide enough living space and are designed to ensure comfort and convenience for each family member.
Rental Terms
Can I bring my pet?
+
Pets are only allowed in the studios and flats. Just keep in mind that there is an additional monthly fee of €50 to cover associated expenses. Feel free to reach out to us at hey@pohahouse.com to discuss further and connect with our community managers.
Can I rent together with my partner?
+
Renting with your significant other is definitely possible if you want to live in a studio. Just keep in mind that there’ll be a little extra charge of €200 per month to cover the costs for two. In some POHA Houses we also have flats that accommodate up to 6 people.
How high is the deposit?
+
We know you might not have piles of extra cash lying around just to give up for a deposit. That’s why we offer two convenient options for securing your rental: you can either pay a deposit equivalent to 2 months’ rent upfront, which will be fully refunded to you upon moving out, or opt for a more flexible approach by paying a small monthly fee with deposit insurance through our partner Garentii. If you choose the second option, there’s no refund when you move out.
When does the lease start?

Your lease contract always starts on the beginning of the month and lasts until the last day of the month in which you terminate your contract.
How long is my lease for?
+
POHA House – 6 months is the minimum contract length.
POHA Office – 3 months is the minimum contract lenght.
What documents will I need to submit?
+
There is a digital verification process handled by our partner rentcard. You just submit all the necessary documents to them for verification and rentcard will generate a score for you.
Please prepare a digital copy of these documents:
For everyone: A passport or national identity card.
For employees and professionals: If you’ve been employed for over a month at your current job, connect securely through Open Banking. Otherwise, we will ask for your payslips, an employment contract or similar documentation.
For students: A certificate of enrolment, a confirmation of your blocked account (non-EU students only) and a letter of guarantee to be filled out by a trusted friend or family member. Please use our template for the letter of guarantee – download here.
For companies: A commercial register extract. Quick note: The form needs to be filled out by the same person who will sign the rental contract.
When do I pay my first rent and deposit?

After you have signed the rental contract, we will request the first rent and deposit from you. You have to pay the rent and deposit to the bank accounts listed in the contract before your move-in, beware there are 2 different bank accounts. Rest assured, we will email you with all the necessary info before your arrival. We recommend making the payment at least one week before moving in, as both payments are due on move-in day.
Do i have to pay the ARD ZDF (German Broadcasting) fee?

Yes. ARD ZDF fees are not included in our all-inclusive rent because they are separate broadcasting fees and are considered a separate legal obligation for residents.
Can I change my flat or desk after settling in?
+
Yes, but only after the minimum lease period is over. If you ever feel like your needs or budget have changed, let us know, and we can talk about what space works best for you. Space upgrades are free of charge, as long as the space of your dreams is available. For space downgrades, there is a fee for the switch, check out your fee catalogue in the app.
I want to stay longer, do I have to book again?

All contracts are indefinite, but the earliest contractual move-out date is after 6 months. Please make sure to give us a 1-month notice if you want to terminate the contract, and keep in mind that contracts can only be ended on the last day of the month.
What is the notice period?
+
The notice period for terminating the lease is 1 month, so make sure to let us know that you are leaving one month before you would like to terminate your contract. The earliest move-out date is after 6 months for POHA House and 3 months for POHA Office.
Can I move out earlier?
+
Yes, you can schedule your move-out whenever you like after submitting your 1-month notice. The earliest move-out date is after 6 months for POHA House and 3 months for POHA Office. Please note that you will have to pay the rent until this minimum lease period ends.
Do I pay a cleaning fee at the end of my move out?

Yes, there is a €100 final cleaning fee to ensure that the apartment is handed over in a reasonable condition for the next tenant.
Can I have a guest stay over for the night?
+
POHA House is your home, and you are more than welcome to have someone spend the night, but please keep it reasonable. If you live in Aachen and have multiple guests visiting for more days, check our Stay Page and book accommodation for them in the same house as you.
Rental Process
How do I schedule a viewing?
+
Scheduling a viewing is super easy, and you will only need to fill in a short form with personal info and preferred viewing date. Choose the flat you want to see on our Space Portal, and request a viewing.
How do I book an apartment?
+
POHA House – 6 months and more: Select the flat or room of your dreams here. When you have made your choice, go ahead and reserve, and once you pay the reservation fee equal to €275, the space is all yours. Don’t worry the reservation fee will be deducted from the first month’s rent.
What is the reservation fee?
+
You’ll need to pay the reservation fee once you’ve selected your favourite flat. It ensures that you reserve the space for yourself, and you can’t lose it as long as you pass your verification. The amount is equivalent to €275 and will be deducted from your first rent payment.
Can I cancel the reservation once I’ve booked?
+
Yes you can. If you are looking to move in into your long-term house or office, keep in mind that the reservation fee is non-refundable if you cancel, because we’ve reserved the unit exclusively for you by taking it down from our portal. Additionally, this period marks the beginning of our preparation for your stay, including preparing the contract and other necessary arrangements, which requires thorough attention and effort on our part.
I have made a reservation, what happens next?

Once we have your reservation, you get an email to start your verification process. Once approved, and ensuring that POHA House is exactly where you want to be, the rest of the process remains equally smooth. We will reach out to collect the necessary documents and, finally, send the tenancy contract for digital signing. If your application is declined, your reservation fee will be refunded.
How does move-in work?

A couple of days before move-in, you’ll get an email with the Keyboy code that you will use to collect your key. With it, you can access your new home/office for the first time. Additionally, you’ll receive instructions on how to download the POHA App. You can move in any time after 3:00 p.m. Next up, you’ll have 24 hours to submit your handover form. We also like to stop by and say hi, make sure you’ve settled in well and feel at home.
Do I have to let you know the date of my arrival?

Yes, that is highly advisable. Important information to note is the check-in time, which is Mo-Fri after 3 pm. Our team is on site each weekday from 9 – 6pm. If you move in on the weekend, please let us know so we can prepare your access.
How do I access my flat or office?
+
Your fob key will be placed in the Keyboy outside the door along with your mailbox key. Upon your arrival at POHA House, use the code provided in the email we have sent you for the Keyboy to obtain your keys. Additionally, after move-in you will receive a digital Bluetooth key in the POHA app.
How does move-out work?
+
To make your move-out process as smooth as possible, please remember the following steps:
– Move-out is possible after doing the handover process.
– The check-out time is 11am.
– To discuss any details or concerns, please schedule a meeting with our community team. This meeting will help us address all your needs as you prepare to move out.
Before move-out, we’ll send you everything you’ll need to know and do a handover meeting with you in person to check the condition of your space. Please move out before 11:00 a.m. When you’re ready to leave, leave your keys on the desk and close the door shut behind you.
What is the handover process?

Once you’re ready to move out, the handover process is done for us to make sure that the apartment has not been damaged. First step is to schedule an appointment with the community team via email. The second step is to ensure your apartment is returned to its original condition for the handover. This includes placing everything back where it was upon your move-in, clearing shelves and other personal items, and ensuring the apartment is left in a clean state. We’ll guide you through this process, making sure everything is in order for a seamless deposit return.
When do I receive the deposit back?

Usually, the refund process for your deposit takes about two months on average. Legally, we have a maximum of six months to return your deposit to you. Please note that if you’ve paid your deposit monthly with deposit insurance through Garentii, you won’t receive any deposit back.
Fit Out
What furniture is included?

You’ll have everything you need to settle into your new home. Included is storage for all your things, a comfy bed, kitchenette and desk to get all of your best work done. For more details on the specific unit, check out the Space Portal which will tell you exactly what to expect in your space. We don’t provide any blankets, sheets or towels. Still, you can easily get bed, bath and kitchen packages from the POHA Shop before you move in, which will be awaiting you in your space when you arrive.

In a flatshare at POHA House Aachen Preuswald, you’ll enjoy the comfort of your own private room with a fantastic view of the green forest. In the shared flat, you’ll have access to a well-equipped shared kitchen and a living room with a balcony, where you can prepare meals and spend time with your roommates. It’s the perfect blend of privacy and community living for a comfortable and enjoyable experience. Additionally, your living space extends to the community spaces inside the house where you can chill or socialise with fellow POHA residents.
How big is my bed?

The bed in the flatshare and flatshare ensuite is 120×200. For the studios, depending on the size of the flat you selected, your bed should be 140×200 (POHA Studio) or 160×200 (Big Studio). The flats have a 140×200 bed.

In a flatshare at POHA House Aachen Theaterplatz, you’ll enjoy the comfort of your own private room, either with a private bathroom (Flatshare Ensuite) or access to a shared one (Flatshare). Housekeeping: Book a cleaning service for your private space whenever you want.
Laundry: Book a washing machine (€2.50 per load) or dryer (€2.20 per load) in our Laundry room. You can also reserve them in advance.
POHA Office: Book our office space long-term whenever you want to get some work done or schedule a business meeting. POHA Resident get 25% discount.
Space Booking: Are you organising a private dinner event, want to book a parking spot or a meeting room? Reserve the space in advance for you and your guests.
POHA Shop: need extra comfy bedding or kitchen utensils? It is just a click away from you.
Storage: We know that you might need some extra storage for your stuff. No worries, we offer this too.
All services can be booked directly from the POHA mobile app.
Do you offer any brand partnerships?

Absolutely! We collaborate with local and global shops and businesses, constantly on the look for exciting partnerships. Exclusive discounts for our residents are available through the POHA app under the ‘Brands we love’ section. Do you issue a ‘Wohnungsgeberbestätigung’?

Yes we do, only for stays longer than 3 months. The document is always attached to the contract.
There is a problem in my apartment, what do I do?
+
If you encounter any issues in your apartment, please don’t hesitate to open a ticket at Ask Gaia in the POHA App and schedule an appointment with our team. As a second resort, you can also talk to us during the community office hours, which are listed in the app under services. We highly recommend opening a ticket as it ensures that you reserve a slot for addressing your specific needs.
I lost my key, now what?

Don’t panic! Firstly use the bluetooth key and message us in ‘Ask Gaia’ through the POHA app so we can replace the key. If u have full loss of access, either contact community team during office hours or KMS in off-hours. Check the catalogue in your app for the applicable fees.
Who can I go to for support?

If you have a question, concern or need help fixing something in your space, reach out to us via the Ask Gaia in the POHA App. We’re also on-site regularly and love when you approach us to chat, no matter what it’s about. As a second resort, you can also talk to us during the community office hours, which are listed in the app under services. We highly recommend opening a ticket and scheduling an appointment, as it ensures that you reserve a slot for addressing your specific needs.
Can I have my bike onsite?

Bikes are strictly prohibited inside the living units for safety and space reasons. However, there are convenient bike storage solutions around each POHA House.
POHA House Theaterplatz and Büchel: You can securely park your bike at the Galeria-Kaufhof/City – APAG Parking garage for a small fee. Additionaly, in Büchel you can park your bike in our small bike parking.
POHA House Preuswald: You can easily park your bike at the parking in front of the building. Additionally, for those without bikes, we offer POHA branded E-bikes.
POHA House Münster: You can park your bike at the Radstation next to the POHA House for a small monthly fee.
What can I do outside POHA House?

Our POHA House locations are usually located in the heart of the city, making life easier for residents. Our houses are close to everything you need: shops, restaurants, public transport, and more. You’ll never be far from the buzz of the city, with easy access to all its attractions. Plus, there are supermarkets nearby for your grocery needs. Whether you’re craving international flavors or local delights, you’ll find plenty of dining options just around the corner.

We don’t offer our own parking facilities at POHA House Preuswald but there are plenty of spaces in front of the building where you can park your car. We also provide an area next to the building where you can safely park your bike.
Are there parking facilities at POHA House Münster?

Despite our central location in the heart of Münster, where you can easily walk or bike, we understand that you may have a car and need a parking space. Don’t worry, we have a solution! Your car will find a safe place in the underground parking of our neighbor, the Prizehotel, for a reduced price of €120 per month.
